The Developers
NEXT Manufacturing was developed in collaboration with Industrial Project Innovation (IPI), who owns and manages the facility. IPI shares our vision of creating a space that meets tenant needs while creating an environment where collaboration thrives. IPI is an industrial project and construction management company, whose core competency is assisting clients in the planning and execution of their industrial projects. They specialize in projects for the automotive industry, but have strong experience in logistics facilities, aerospace, food and consumer products.

Owner/Director
Dennis leads the IPI team, utilizing more than 30 years of experience in the engineering and construction fields. His experience ranges from domestic to international work, and he’s spent a great deal of time in leadership positions, previously serving as President of Global Performance, Vice President of Fluor Daniel Global Construction, Vice President of Fluor Daniel Project Controls, and Division Manager of Fluor Daniel Automotive.
Russ Braasch
Operations Manager
With 12 years of experience in the planning and execution of major industrial projects, Russ is a key management and operations resource for IPI. In past years, he has successfully executed assembly plants for Honda, schools for GCSD, multiple commercial facilities, and multiple pulp and paper facilities. He is LEED AP and OSHA 30-HR certified, and has GC and CM licenses in South Carolina.
Ryan Braasch
Project Manager and Operations Support
Ryan brings a great deal of industrial project management experience to IPI, having worked on major projects with Boeing and BMW. He has gained international experience in Japan, South Korea, Australia and Afghanistan, and is LEED Certified AP.
Kevin Ball
Business Manager
Kevin has more than 15 years of experience in project management, project controls, contracts management, business systems and daily company operations. He specializes in the design and construction of major projects in the automotive and aerospace industries, having successfully led major programs for Boeing, BMW, Honda, and more.
